Now that regular fine weather is with us, it’s time get on with our routine house maintenance. In our wet coastal maritime climate, keeping water out of wall assemblies is a priority.
The vulnerable areas are window, door and other penetrations (eg vents). Caulk is used to seal the intersections between the frames, trim and walls to prevent water penetration.

Caulk should be replaced every five years or when it starts to deteriorate and/or crack. Areas subject to exposure to the sun are more vulnerable. So check these areas, and re-caulk with a suitable exterior grade product if required. The warmer weather will help the caulk to cure more efficiently and with a preventative home maintenance strategy, you can spend more time hiking, cycling, keeping fit and enjoying the great outdoors.
